Here's the full Lake Oswego service lineup.
Every Lake Oswego emergency call gets same-day response as the operational standard. We don't send a technician to "assess and schedule" — our crews arrive with everything needed to begin containment and remediation on the first visit.
HEPA air scrubbers, negative pressure containment, industrial dehumidifiers, antimicrobial supplies — Lake Oswego emergency crews arrive with everything deployed on arrival. We stop the spread before it reaches unaffected areas.
Lake Oswego homeowners finding mold in their home need three things immediately: a complete picture of the scope, a clear binding price, and fast professional action. Acdc Appliance Repair delivers all three — thermal imaging, air sampling, written estimate, and IICRC S520 protocol from the first inspection through final air clearance testing.
We coordinate with homeowners insurance carriers in Lake Oswego when situations qualify. Documentation is prepared for carrier submission from day one — inspection reports, lab results, photo documentation, remediation scope, and clearance reports.
We've worked in Lake Oswego area restaurants, medical facilities, retail spaces, warehouses, and multi-unit residential buildings. HVAC-distributed mold is assessed on every Lake Oswego commercial inspection as standard.
Post-remediation verification reports are provided on every Lake Oswego commercial project — meeting insurance carrier, OSHA, and property management requirements. Call +1-877-369-4572 for a Lake Oswego commercial site assessment.
If inspection finds no actionable issue in your Lake Oswego property, we tell you that honestly. We don't manufacture work that isn't needed.
Pre-sale mold inspections in Lake Oswego are among our most requested services — buyers, sellers, agents, and lenders need documented mold status before transactions close. Our reports meet both insurance submission and real estate disclosure requirements in Lake Oswego, OR.
Toxigenic mold species — particularly Stachybotrys — appear in Lake Oswego properties with histories of water damage or chronic moisture. They require full containment, PPE-equipped removal, and HEPA air scrubbing throughout the entire work period. Our Lake Oswego black mold protocol starts with confirmed species identification through certified lab analysis — not a visual assumption.
After removal, every exposed surface in your Lake Oswego property receives EPA-registered antimicrobial treatment specific to toxigenic species. The job closes with post-clearance air sampling and a written clearance report.
Remediation removes the active colony. Prevention keeps it from coming back — which in Lake Oswego's seasonal weather environment requires addressing the moisture source directly. Every Acdc Appliance Repair project in Lake Oswego includes moisture source identification and documented prevention recommendations as standard deliverables.
Our optional maintenance program for Lake Oswego customers includes 30-day and 90-day follow-up air quality checks — documenting that the property remains clear after remediation closes.

Called Acdc Appliance Repair for a Lake Oswego crawl space inspection after heavy rain flooding. They found early-stage mold before it spread, treated it, encapsulated the crawl space, and the follow-up test was clean. Catching it early saved me from a much bigger remediation cost. Should have scheduled an inspection sooner.
